Goodale Landing

This 68 unit 177,000 square foot independent senior living complex offers six levels of high-end living space situated above a two level parking garage. The upper floor features a plaza roof terrace overlooking downtown Columbus. The fully sprinklered structure utilized concrete auger cast piles, grade beam foundations, and post-tensioned floor slabs. The building envelope consists of aluminum clad wood windows and storefront complimented by a brick and curtain wall façade accented with metal roof components. The mechanical system consists of a packed rooftop chiller with vertical hydronic heat pumps serving each of the resident units. The facility also offers an emergency backup generator to provide power to the individual residences and common areas.

Friendship Village of Dublin

Ruscilli was selected to construct this upscale senior housing complex at Friendship Village of Dublin, consisting of site development for a master planned villas community.

Phases I & II of the project included all site development for the master plan, new access road, and construction of four, 4,400 square foot villas. The villas include attached garages and have optional features such as sun rooms and finish upgrades.

Phase III included the construction of four additional villas.

Phase IV included construction of four additional villas.

 

The Stratford of Cincinnati

This senior housing and care campus project is set on 12.8 acres. The project began with demolishing five existing buildings to create a new building pad for the multi-building complex. The Stratford consists of an 18-story independent living facility with a three-story skilled nursing wing. The lower level parking garage is a three-story enclosed structure; each story is approximately 27,000 square feet, totaling 81,000 square feet.

The parking garage is constructed of post tension concrete slab. Systems incorporated to complete the structure consist of fire suppression, plumbing, HVAC Equipment and Electrical. Exterior walls consist of multiple finishes to include: EIFS, Exposed Concrete, and EIFS-Concrete combinations. Structural grade exterior bearing walls had to be constructed in order to transfer design loads from the exterior loads applied on the upper floors. Access was provided and integrated with the elevator systems. A challenging portion of this parking garage was that all three stories of this structure consist of three separate elevations. To meet building code requirements, all mechanical rooms, chases and maintenance areas were incorporated with the design to allow for ease of maintenance items.

Legacy Village

Ruscilli Construction was selected to perform additions and renovations to this existing 70 unit Skilled Nursing/Memory Care Facility located in Xenia, Ohio. The project consists of a 12, 000 square foot, 15 bed skilled nursing addition and two smaller memory care additions at opposite ends of the existing facility. The project included demolition of existing structures to allow for new parking, new landscaping, and a memory garden on the historic campus known as Legacy Village of Ohio.
