Community Shelter Board New Family Shelter

This undertaking involved major renovations and additions to an existing pre-engineered structure to create a Family Shelter for Ohio homeless families. The new Shelter provides individual family dorm-style rooms, bathing, dining, gathering, and administrative areas. The facility’s new second floor increases the overall size from 22,000 square feet to nearly 41,000 square feet of space.

Poindexter Village Redevelopment Phase IIA and IIB

Ruscilli Construction has been selected to construct Phase IIA and Phase IIB for the Poindexter Village Redevelopment project.

Phase IIA and IIB consist of 170 residential units in 25 new buildings along with a free-standing maintenance building for a total of 200,000 square feet on approximately 10-acres. The new apartments include one, two and three bedroom units in several building types: two-story townhouses, two and three-story garden-style buildings, and a three story mixed use building with flat-style apartments, live/work units and management/community space on the first floor.

The buildings will be slab on grade with concrete masonry foundation walls on concrete spread footings. The exterior walls will be wood-framed with wood floor and roof trusses. The exterior finish will be a combination of masonry, fiber-cement siding and metal panels with vinyl windows and asphalt shingle and TPO membrane roofing.

Chimes Terrace

This 60-unit renovation included the conversion of 24 dwelling units to assisted living through a HUD-funded Assisted Living Conversion Program. The scope of work also included a two-story addition to redefine the building entryway and common area, new dining area, full-service commercial kitchen, laundry facility, therapy gym, nursing station services, business office, and significant site improvements. The project also consisted of a 9% tax credit for the renovation of 36 dwelling units through the Ohio Housing Finance Authority. Both projects included independent contracts; however, each project had the same start and completion dates.

Lincoln Gardens

This project included the complete renovation of 108 senior residential units and major site improvements. The improvements included a new community space, new administrative spaces, and an exterior boardwalk area for the residents, linking the existing ten buildings. The project achieved LEED® Silver Certification.

Kiwanis Village

This three-story wood-framed senior housing facility includes 45 dwelling units, administrative offices, and community spaces. The project included a complete renovation of the interior spaces, as well as exterior improvements, and multiple minor building additions. The project also included many site improvements to the parking lot, walking paths, gazebo, and landscaping. This phased work was completed while the building was partially occupied. The project achieved LEED® Gold Certification.

The Commons at Livingston

The Commons at Livingston is a 48,500 square foot permanent, supportive housing apartment building for low-income and formerly homeless veterans.

Phase I
The three-story building in east Columbus consists of 50 one-bedroom apartment units and includes a community room, computer resource room, 24-hour staffed entry, meeting room for residentservices, and interior/exterior security cameras. The project achieved LEED® Gold Certification.

Phase II
Included 50 additional units providing a total of 100 permanent supportive housing apartments.

The Commons at Buckingham

This 60,000 square foot project is located in downtown Columbus adjacent to Abbott Labs and I-670. It included 100 units for permanent supportive housing, as well as social worker offices and meeting rooms. The Commons at Buckingham was the first transitional housing project in the United States to receive LEED® Platinum Certification.
