This senior housing and care campus project is set on 12.8 acres. The project began with demolishing five existing buildings to create a new building pad for the multi-building complex. The Stratford consists of an 18-story independent living facility with a three-story skilled nursing wing. The lower level parking garage is a three-story enclosed structure; each story is approximately 27,000 square feet, totaling 81,000 square feet.
The parking garage is constructed of post tension concrete slab. Systems incorporated to complete the structure consist of fire suppression, plumbing, HVAC Equipment and Electrical. Exterior walls consist of multiple finishes to include: EIFS, Exposed Concrete, and EIFS-Concrete combinations. Structural grade exterior bearing walls had to be constructed in order to transfer design loads from the exterior loads applied on the upper floors. Access was provided and integrated with the elevator systems. A challenging portion of this parking garage was that all three stories of this structure consist of three separate elevations. To meet building code requirements, all mechanical rooms, chases and maintenance areas were incorporated with the design to allow for ease of maintenance items.
